Defying G.O.111 orders, new realty ventures setting trend in Shamshabad

Despite the G.O.111 is fully enforced, few new ventures are coming up in Shamshabad Municipality where plots were offered by changing the nature of evaluation from square yards to ‘Guntas’ as the prevailing rules prohibits the registration of plots in square yards.

The new ventures have come up recently in several acres of land close to international airport in Shamshabad municipality offering plots of different sizes from minimum 121 to over 900 square yards explicitly mentioning the evaluation in ‘guntas’ against each plot size. Neither of these ventures signifies the nature of layout like HMDA, DTCP or Gram Panchayat in the sketch plans. Interestingly, the entire Shamshabad mandal comes under G.O.111 that prohibits such unauthorised layouts.

“The realtors are now adopted a new method to sell the plots that may land the buyers into trouble in future. They set a new trend to sell the plots in Guntas – instead of going old way of curving out plots in square yards, only to portray that they are following the guidelines laid by the government,” Syed Shoukat Ali, a community activist.

However, when contacted, the officials feigned ignorance about such ventures coming up allegedly flouting the rules.

“Approving or disapproving the layouts comes under the authority of municipality while revenue department is no way concerned with the matter. Only the Municipal authorities can explain and are able to take a call in the subject as they are competent to ensure check and balance,” clarified a Revenue Officer.

“We are unaware of any such new ventures or layouts coming up in the Municipality limits and more so, any such move would tantamount to aberration as neither we approved them nor the registrations are in process to carry out such transactions especially in Shamshabad jurisdiction,” explained Saber Ali, Commissioner Shamshabad Municipality.
