High Land Prices Delay Warangal Mamnoor Airport Project

The ambitious Mamnoor Airport project in Telangana’s Warangal district—part of the Central and State governments’ push to expand aviation infrastructure—has hit turbulence due to skyrocketing land prices, creating a significant roadblock in the land acquisition process.

Though the Centre has already granted formal approval for the construction and expansion of the Mamnoor Airport and the Airports Authority of India (AAI) has issued the necessary permission letter, the project is unable to proceed at full speed. The reason: a massive gap between what the government is willing to pay for land and what local farmers are demanding.

As land values in and around Mamnoor surged dramatically following the Centre’s approval, farmers are now seeking as much as ₹2 crore per acre for their land. In contrast, the Telangana government is offering ₹40 lakh per acre—a figure landowners are rejecting outright. The resulting standoff has severely hampered efforts to acquire the additional 253 acres of land required for the expansion.

Officials point out that the AAI already controls 696.14 acres, but acquiring the remaining land is essential to kickstart construction on the long-awaited airport. The Telangana government, in a proactive step, issued a Government Order allocating ₹205 crore for land acquisition. However, unless the compensation issue is resolved, the funds remain unusable, and the project remains grounded.

Mamnoor Airport, originally constructed during the rule of the Nizam, is now being revived in line with the Centre’s regional connectivity goals. The airport is envisioned to be a key transportation hub for Warangal, which is fast emerging as a centre for textiles, pharmaceuticals, and information technology. Additionally, improved air connectivity is expected to boost tourism to nearby heritage and nature sites, including Laknavaram Lake and the historic Ramappa Temple.

Experts warn that further delays due to land disputes could derail the momentum of Telangana’s broader airport development plan, which includes four new airports across the state. As negotiations continue, all eyes remain on how the government will bridge the price gap and bring stakeholders to the table to ensure the Mamnoor Airport project takes off.
