HYDRAA Cautions Citizens Against Buying Unauthorized Farm Plots on City Outskirts

The Hyderabad Disaster Response and Management Authority (HYDRAA) has issued a strong warning to citizens regarding the continued sale of unauthorized farm plots on the outskirts of the city. Despite a ban on farm plot registrations, HYDRAA has received multiple complaints indicating that illegal transactions are still taking place in certain areas, potentially leading to financial and legal troubles for unsuspecting buyers.

The complaints, which were submitted via the Prajavani grievance platform on Monday, focused on unauthorized land sales in the Lakshmiguda village of Rajendranagar mandal. According to reports, a plot of 1.02 acres in survey number 50 has allegedly been converted into a layout and is being sold as farm plots, bypassing the legal regulations in place.

HYDRAA Commissioner AV Ranganath has urged the public to remain vigilant and avoid purchasing plots in such unapproved layouts. He emphasized that both the Telangana Municipal Act 2019 and the Telangana Panchayat Raj Act 2018 do not recognize the sale of farm plots. Furthermore, the government has defined farm land as a minimum of 2,000 square meters (20 guntas), and has directed the stamps and registration department to prevent farm plot registrations.

In addition, Ranganath highlighted that, as per Government Order (GO) No. 131, the state government has prohibited the approval of house construction in unauthorized layouts that were developed after August 31, 2020. He urged potential buyers to be fully aware of this regulation before making any property investments.

The complaints received by HYDRAA also pointed out that many of these unauthorized layouts are not in compliance with the guidelines set by the Hyderabad Metropolitan Development Authority (HMDA). Specifically, the HMDA requires that 10% of the land in such layouts be allocated for parks, and 30% for roads. Failure to adhere to these guidelines not only compromises urban planning but could also result in legal consequences for the buyers involved.

HYDRAA has issued a stern warning to all property buyers, urging them to be cautious when purchasing land on the city’s outskirts. The authority emphasized that the violations in these unauthorized layouts pose a significant threat to the city’s orderly growth and could lead to complications down the road for those who invest in such plots.

As the sale of unauthorized plots continues to be a concern, citizens are advised to carefully check the legal status of any property before making an investment to avoid financial loss and future legal battles.
