GHMC Town Planning’s revenue rose 73%

In the fiscal year 2021-22, the Greater Hyderabad Municipal Corporation’s (GHMC) Town Planning wing approved 17,572 building permits and awarded 1,550 occupancy certificates. In 2020-21, it obtained Rs 1,144.08 crore in revenue from construction permission fees and charges, compared to 11,538 building permissions, 1,574 occupancy certificates, and Rs 661 crore in revenue.

As a result, revenue rose by 73% compared to the prior year. According to Town Planning officials, the number of permissions declined in 2020-21 due to the Covid epidemic. The government allowed fee payments to be made in instalments throughout the year. Building permits were reduced due to a shortage of construction labour during the lockdown and for a period afterwards.

However, after Covid, the real estate market in Hyderabad fully rebounded and exhibited significant growth in 2021-22. According to GHMC officials, the construction of flyovers and the development of link roads to relieve traffic congestion, as well as the provision of clean drinking water to all citizens, uninterrupted power supply, and the upkeep of law and order, have all aided in attracting new commercial and residential projects to the city.

The implementation of TSbPASS resulted in greater process simplification, such as rapid approvals and single-window permissions, which resulted in an increase in building permissions. Building permits given through TSbPASS include 746 instant registrations, 10,793 instant approvals, 6,033 single window permits, and 1,550 occupancy certificates, according to officials.

There were 17,572 building permits issued in total. There were also 83 high-rise buildings among them, with various sorts of building permits awarded. Permission was granted for 198 commercial buildings, including 15 high-rises, as well as 40 institutions, hospitals, and seven high-rise institutions and hospitals. In addition to 61 high-rise residential projects, the department approved 17,334 residential building permits.

During the fiscal year 2021-22, five commercial and eight residential projects with a height of more than 30 stories were approved. So far, the highest construction height permissible in the GHMC region is 128 metres (41 floors). Two bids for multiplexes were approved.
