GHMC’s Early Bird scheme of 5 percent property tax rebate to begin on April 6

Beginning on April 6, the GHMC will offer structure owners a five per cent rebate on property taxes under the Early Bird scheme. Rebates on current year taxes are only given under this offer. They do not apply to arrears.

All property owners have already received a text message with a web link from the civic body. People who wish to take advantage of the offer can pay their property taxes online via the link or by visiting the GHMC Citizen Service Centers.

Earlier, the GHMC had failed to meet its property tax collection target for 2021-2022. It collected Rs 1,495 crore instead of the targeted Rs 1,852 crore, a difference of Rs 357 crore. While the Corporation formed special teams and also set up centres in every circle, tax collection remained slow.

New system to assess property tax

The Greater Hyderabad Municipal Corporation (GHMC) has launched a new property tax assessment system to make the process of assessing properties more user-friendly for residents.

The GHMC acknowledged that the existing property tax system was not user-friendly and that citizens were forced to visit zonal offices multiple times to have their assessments completed.

GHMC offices are understaffed, further compounding the problem. The new system is expected to help alleviate some of the problems. A property that has already been assessed to property tax/vacant land tax (PTIN/VLTN) is automatically mutated to the name of the new owner without changing the existing PTIN/VLTN or tax amounts.

PTINs/VLTNs are generated and sent to GHMC online when the property is new or has not been assessed to property tax or vacant land tax. In Jubilee Hills, houses will be taxed at ₹1.25 per square foot and ₹1 in other circles. The registration value of vacant land will be taxed at 0.50%.

The applicant will receive a two-linked message after completing the assessment. Applicants can obtain a copy of their assessment details through the first link and pay their taxes through the second link.
